Where requested, the lender statement gives a concise professional opinion based on the current EPC, available property information, proposed improvements and desktop review.

Following desktop assessment using the current EPC together with available property information and RdSAP-based review, it is our professional opinion that the proposed improvements may improve the property's energy performance. Subject to the specification outlined within this report and subsequent installation, the property may have a reasonable expectation of achieving the target rating stated. Final confirmation can only be provided following a new accredited EPC assessment.
