United Kingdom property intelligence platform
Property Performance Operating System™
Property Performance Operating System™ is the Make My Home Energy Efficient platform concept for turning Energy Performance Certificates, energy efficiency advice, compliance planning, exemption guidance, portfolio tracking and evidence storage into one guided experience.
It is designed to be simple enough for homeowners, practical enough for landlords and structured enough for investors who need to compare property performance, improvement potential and evidence over time.
The MHEE Property Intelligence Platform uses publicly available EPC data where available together with information provided by the user to generate advisory analysis, recommendations and improvement planning. Results are based on actual EPC data where available but do not constitute a new EPC assessment or official EPC certificate. Where an official EPC assessment is required, this can be arranged through Make My Home Energy Efficient.
Exemption guidance is advisory only. A professional exemption evidence review should only be considered after applicable measures have been installed, evidence has been collected, a post-improvement EPC reassessment has been completed, and the property remains below EPC C.
From Energy Performance Certificate to Property Performance Operating System
A standard Energy Performance Certificate service usually ends when the certificate is produced. The Property Performance Operating System extends the journey into interpretation, roadmap planning, compliance support, evidence storage and long-term property tracking.
The Property Performance Operating System™ changes the customer journey from a one-off certificate into a long-term property intelligence record.

Long-term Passport
The property becomes the long-term focus, not just the person who happens to own or manage it at a single point in time.
Property Performance Operating System modules
These platform modules connect Energy Performance Certificate insight, energy advice, exemption evidence preparation, portfolio tracking and long-term records into one guided experience.

Energy Performance Certificate Opportunity Score™
Indicates how much meaningful improvement potential may exist within the property.
Property Efficiency Roadmap™
Turns recommendations into a phased plan from low-cost optimisation to long-term upgrades.
Comfort Performance Index™
Connects energy performance with how the home actually feels day to day.
Compliance Navigator™
Shows the route from current Energy Performance Certificate position to future planning, compliance actions and supporting evidence.
Exemption Intelligence Engine™

Portfolio Intelligence™
Helps landlords and investors prioritise properties by risk, urgency, improvement potential and likely benefit.
Evidence Vault™
Organises Energy Performance Certificates, reports, photos, quotes, invoices and evidence so decisions can be supported later.
Property Energy Passport™
Creates the vision for a continuous property performance record that stays focused on the property over time.
Property Energy Passport
The most powerful shift is treating the property as the long-term customer. The record stays focused on the building, even as owners, landlords, tenants or managing agents change.
Property Energy Passport™ is the long-term vision for a permanent digital performance record for the property.
Instead of treating energy performance as a certificate every ten years, the passport treats it as a continuous property record.
Energy Performance Certificate Digital Twin
A simplified energy model can help clients test likely improvement scenarios before spending money on works.
Energy Performance Certificate Digital Twin™ is a simplified energy model, not a CAD model. It helps property owners test likely improvement scenarios before committing money.

Compliance Navigator and Exemption Intelligence
Landlords often need clarity across Energy Performance Certificate, Minimum Energy Efficiency Standards, possible constraints, improvement routes and supporting evidence. The system is designed to act like a sat-nav for practical property compliance planning.
Current position
Understand the latest Energy Performance Certificate, rating, known recommendations and areas of uncertainty.
Destination
Identify the practical direction for compliance planning, comfort, value or investment decisions.
Route
Create a phased pathway with actions, supporting evidence and review points.
Exemption Intelligence Engine™ helps landlords organise the post-improvement evidence that may matter after suitable measures have been installed and a reassessment still leaves the property below the required standard.
This is guidance only. It is not legal advice, not a legal determination and not a decision on any exemption pathway.
Portfolio Intelligence and Energy Investment Score
For landlords and investors, the key question is often not just what the Energy Performance Certificate says, but where attention and budget should go first.
Portfolio Intelligence Engine™ helps landlords and investors compare properties by risk, urgency, opportunity and likely return from improvement activity.
Priority view
Highest Priority -> Lowest Priority
Useful for portfolio planning where budget, timing and compliance risk need to be balanced.
Energy Investment Score™
A practical lens for answering the question: where should the next pound be spent?
Evidence Vault
Compliance and property performance decisions are easier to defend when the evidence is organised: Energy Performance Certificates, reports, photos, quotes, invoices, roadmaps and review notes.
| Capability | What it creates | Why it matters |
|---|---|---|
| Property Energy Passport™ | Continuous property performance record | Useful for owners, buyers, landlords and future planning |
| Energy Performance Certificate Digital Twin™ | Scenario modelling before money is spent | Helps compare likely improvement routes |
| Compliance Navigator™ | Current position, destination and practical route | Helps landlords plan ahead with clearer evidence |
| Evidence Vault™ | Organised record of Energy Performance Certificates, reports, quotes, invoices and photos | Supports future decisions and compliance conversations |

Framework Frequently Asked Questions
Are these official Energy Performance Certificate ratings?
No. The Make My Home Energy Efficient frameworks are proprietary advisory methodologies developed by Make My Home Energy Efficient. They are separate from official Energy Performance Certificate ratings and certificates.
Do the frameworks replace an Energy Performance Certificate assessment?
No. An Energy Performance Certificate assessment produces the official certificate. The frameworks help explain performance, opportunity and practical next steps around that information.
Why use a framework instead of just reading the Energy Performance Certificate?
A certificate gives useful data, but many clients need help interpreting what sits behind the rating and where action may be worthwhile.
Is Exemption Intelligence legal advice?
No. Exemption Intelligence is advisory guidance only. A professional exemption evidence review should only be considered after applicable measures have been installed, evidence has been collected, a post-improvement EPC reassessment has been completed, and the property remains below EPC C.
